As of October 2024, the median sales price of homes in Pasco was $439,990, which is up 4.8% from one year ago.

Home prices in Pasco, much like the rest of the Tri-Cities, have remained mostly stable since the end of the COVID pandemic in 2022. Pasco hit an all-time high of $490,000 in February 2022, but since then the median home price has stayed between $392,500 and $443,215. Here’s a look at all monthly prices in Pasco going back to late 2018.

Pasco Home Prices, Year-to-Year

So that’s where things stand right now. Let’s take a look at Pasco home prices on a year-to-year basis going back to 2018.

Home prices rose significantly during the pandemic years of 2020-2022. In Pasco, the median price jumped more than $100,000 from $280K to $385K — a 37.5% increase in just two years. But in the following two years, prices rose only 9.1%, from $385K to $419,900.

Is It Expensive to Live in Pasco?

Historically, Pasco has had some of the most affordable homes in the Tri-Cities. As you can see on the chart below, Pasco home prices (in green) have challenged Kennewick prices for the title of “lowest home prices in the Tri-Cities.”

But that changed in 2023, and Pasco ended the year second behind Richland. In fact, Pasco was the only city of the four shown below to see home prices rise in 2023.

What is it Like to Live in Pasco?

Pasco continues to have a vibrant and diverse downtown area, home to one of the area’s favorite farmer’s markets and a host of terrific restaurants. If you’re a baseball fan, you’ll love watching the Tri-City Dust Devils minor league team — they play at Pasco’s Gesa Stadium. Pasco is also home to the Tri-Cities Airport and our area’s local Amtrak station.

The city has significant development plans for the west side of Pasco over the next couple of decades. A lot of residential growth is already happening there, and new commercial zones are planned, too. Meanwhile, on the east side of the city, industrial development is booming. Resers Fine Foods opened a plant in 2022. Local Bounti opened a big greenhouse in that area. And Amazon has two new fulfillment centers in Pasco.

I can’t count all the times in the last 10-15 years that Pasco has been listed as one of the fastest-growing areas in all of Washington. In fact, the Tri-Cities is the fastest-growing housing market in the state this decade, and a lot of that is due to the growth happening in Pasco. During the pandemic, I took a lot of calls from people in Seattle, Portland, California, and all over the West Coast who were thinking about moving to the Tri-Cities.
