As of June 2024, the median price of a home in Kennewick is $412,500. That’s up 2.5% from one year ago, but is exactly the same as the median price in June 2022.

In other words, Kennewick’s home prices have remained steady since the end of the COVID pandemic, which drove prices up considerably both locally and across the country. You can see on this chart how prices have had peaks and valleys over the past couple years but are mostly unchanged since mid-2022.

Kennewick Home Prices, Year-to-Year

We can get a better view of home prices by going back further in time.

As of December 2023, the median home price in Kennewick was $375,000, which is about 6% below the overall Tri-Cities median price of $399,027 at that time.

Home prices in Kennewick have risen steadily in recent years, largely due to increasing demand and limited supply. Between the end of 2018 and 2022, prices appreciated by 59% — driven especially by unusually high demand during the COVID pandemic. In 2023, however, Kennewick’s prices dropped back down closer to what they were at the end of 2021. Here’s a look at the median price in December of each year, going back to 2018.

Kennewick vs. Pasco vs. Richland vs. West Richland

Kennewick is the largest of the Tri-Cities, with a population estimated to be around 86,000 as of July 2023. It’s also the busiest local city in terms of home buying and selling; nearly every month, Kennewick has the highest number of available homes for sale and the most closings.

If you’re thinking about moving to Kennewick, here’s good news: Homes here are among the most affordable in the Tri-Cities area!

When we look at the median sales price in December of each year since 2018, Kennewick’s is at or very near the lowest when compared to Pasco, Richland, and West Richland. (Kennewick is in red in the chart below.)
