We can get a better view of home prices by going back further in time.

Home prices in Kennewick have risen steadily in recent years, largely due to increasing demand and limited supply. Between the end of 2018 and 2022, prices appreciated by 59% — driven especially by unusually high demand during the COVID pandemic. In 2023, however, Kennewick’s prices dropped back down closer to what they were at the end of 2021. Here’s a look at the median price in December of each year, going back to 2018.
Kennewick is the largest of the Tri-Cities, with a population estimated to be around 87,000 as of July 2024. It’s also the busiest local city in terms of home buying and selling; nearly every month, Kennewick has the highest number of available homes for sale and the most closings.
If you’re thinking about moving to Kennewick, here’s good news: Homes here are among the most affordable in the Tri-Cities area!
When we look at the median sales price in December of each year since 2018, Kennewick’s is at or very near the lowest when compared to Pasco, Richland, and West Richland. (Kennewick is in red in the chart below.)
The Tri-Cities as a whole is the fastest-growing housing market in Washington state this decade. We’re a popular relocation destination for people all over the country, but especially for folks moving out of bigger cities like Seattle, Portland, and Sacramento. During the pandemic, I took a lot of calls from people all over the West Coast who were thinking about moving to the Tri-Cities.
If that describes you, Kennewick might be the right place to buy a home — it was just named one of the best places to live in the U.S., after all!
