As of March 2025, the median price of a home in Kennewick is $419,900. That’s up 1.4% from one year ago.
Kennewick’s home prices have remained relatively steady since the end of the COVID pandemic, which drove prices up considerably both locally and across the country. You can see on this chart how prices have had peaks and valleys over the past couple years but are mostly unchanged since mid-2022.

As of December 2024, the median home price in Kennewick was $424,900, which is about 1% above the overall Tri-Cities median price of $419,950 at that time.
Home prices in Kennewick have risen steadily in recent years, largely due to increasing demand and limited supply. Between the end of 2018 and 2022, prices appreciated by 59% — driven especially by unusually high demand during the COVID pandemic. After a one-year drop in 2023, Kennewick’s prices reached a new year-end high in 2024.

Kennewick is the largest of the Tri-Cities, with a population estimated to be around 87,000 as of July 2024. It’s also the busiest local city in terms of home buying and selling; nearly every month, Kennewick has the highest number of available homes for sale and the most closings.
If you’re thinking about moving to Kennewick, here’s good news: Homes here are typically among the most affordable in the Tri-Cities area!
When we look at the median sales price in December of each year since 2018, Kennewick is usually at or very near the lowest when compared to Pasco, Richland, and West Richland. (Kennewick is in red in the chart below.) At the end of 2024, though, there was less than $14,000 separation between home prices in the four cities.
