If you need to — or even if you just want to sell your home during the winter, yes, you should. While some homeowners worry about selling during the holiday season, homes sell year-round in the Tri-Cities — even in December, January, and February. Ultimately, you should sell your home when it makes the most sense for you, no matter what the calendar says.

While it’s true that sales slow down compared to the spring and summer rush, hundreds of homes still close every year during the winter months. I’ve got the local data to prove it, and I think you’ll find it pretty interesting.

So if you’re afraid that the Tri-Cities housing market just stops over the holidays, don’t be. I’ve helped 600+ families buy and sell homes all over town, and that includes plenty of winter sales. Here’s what you need to know about selling your home in the Tri-Cities during the winter.

Do Homes Sell in the Winter?

Yes, they do. Our market shifts during the holidays and winter months. Fewer people are actively house hunting because they’re traveling to see family, managing holiday commitments, or just not thrilled about trudging through the cold to look at houses. And fewer sellers are listing their homes, too, for many of the same reasons.

But slower doesn’t mean stopped. The market continues to function with steady sales activity. Here’s what it looks like:

It’s clear that there are more sales in the warmer months, but our market keeps moving between December and February. In fact, after we bottomed out in the winter of 2022-23, each of the past two winters has seen an increase in sales. Here’s a comparison of recent winter sales activity.

I think if the winter market was “dead,” you’d see maybe 10-12% of our overall sales happen in those months. But instead, we typically see just below 20% of the full year’s sales during the winter months.

Pros and Cons of Selling During Winter

Like any decision, there are trade-offs to consider.

Pros: The benefits are pretty compelling.

  1. You’ll face less competition from other sellers, which means your listing gets more attention.
  2. The buyers who do show up are typically more serious. (I’ve helped people who are relocating to the Tri-Cities for a job that starts in January, people who need more space because their family is growing, and people who need less space because the kids are moved out and living their own lives.)
  3. Because of that urgency, you might receive offers more quickly than you would during busier seasons.

Cons: The challenges are real, too.

  1. Weather can create logistical headaches — snowy driveways, shorter daylight hours, and the hassle of keeping your home show-ready when you’d rather be cozied up inside.
  2. The overall buyer pool is smaller, so you may have fewer showings than you would in spring. But remember, when someone makes the effort to see your home in January, they’re usually pretty serious about buying.
  3. We may face delays tied to the holidays if lenders, appraisers, or title companies are working with altered schedules. A little flexibility and patience can go a long way at this time of year.

How to Sell a Home in Winter

If you’re my client and you decide to sell during the holidays or winter, here’s what I would want you to know:

  • Pricing has to be right. Even in a market with fewer homes for sale, you can’t afford to be overpriced. Your home needs to be competitively priced based on what’s actually selling right now — not what sold last spring, and not what you hope it might be worth.
  • Presentation matters more than ever. Strong staging and professional photos are always important, but in winter, they’re your first impression when it’s cold and dark outside. Make your home feel warm and inviting. (Reminder: I offer free staging to nearly all of my seller clients.)
  • Holiday decor is fine. You’re still allowed to celebrate the holidays while your home is listed for sale! Just keep it tasteful and not so personalized that buyers can’t see themselves living there.   • We need to make showings easy. I know it’s a pain to keep your house ready when you’re juggling holiday activities, but if you want to sell your home, you need to make it easy for buyers to see it. Clear the walkways, keep the heat at a comfortable temperature, and be as flexible as possible with showing times. Remember, every person who walks through your door during winter is a serious potential buyer.

Frequently Asked Questions About Selling a Home in Winter

Will I get less money if I sell in winter?

Over the last few years, Tri-Cities home prices have dipped during the winter months. Between 2022 and 2025, median prices from January to February have averaged around $413,000. In that same time frame, median prices have averaged about $430,700 in non-winter months.

Do homes take longer to sell during the holidays?

Yes. Between 2022 and 2025, the median days on market for sales that happened in winter was about 29 days. For that same time frame, homes that sold during the rest of the year spent a median of about 21 days on market.

Can I limit showings around the holidays or big family gatherings?

Absolutely you can! I’ll ask you to be as flexible as possible, but I’d never expect you to interrupt important holiday plans for a showing. When we list your home, I’ll ask you to let me know what days or times are absolutely off-limits for showings, and I can communicate that to other agents who have interested buyers. (And remember, many of them will also have their own holiday plans and gatherings; they’ll understand.)

Is it better to wait until spring to sell my home?

There are pros and cons, as I showed above. In the spring, you’ll probably have more buyer traffic, but you’ll also have more competition because many other homeowners will also list their homes then. The best time to sell is when you need to sell, no matter what the calendar says.
