How accurate are Zestimates in the Tri-Cities?

When you look at a Zestimate, do you wonder if it’s accurate? If you live in the Tri-Cities, it’s probably worse than the Zestimates of your friends’ homes elsewhere in the state and/or country.

We studied 532 Tri-Cities home sales this year and compared the actual selling price to the homes’ Zestimates on closing day. We learned that Tri-Cities homes have a median error rate of 5.6%, which means half of local Zestimates are wrong by more than 5.6% and half are wrong by less. For a typical, $300,000 Tri-Cities home, that means there’s a 50% chance the Zestimate is at least $16,800 wrong. We also learned that Tri-Cities Zestimates are worse than Zillow’s self-reported median error rates of 2% across Washington and 4.5% across the U.S.
