Buying your first home is supposed to be stressful. My recent clients, Sam and Timmary, didn’t get that memo!

What they did get was a home they loved in the Kennewick neighborhood where they wanted to be. They also got it for $30,000 below the original list price and got the seller to pay their closing costs. Talk about a win!

Hi, I’m Cari McGee — I’ve helped more than 650 Tri-Cities families buy and sell, including countless first-time homebuyers. I think you’re going to like this story about recent clients who found their first home in Kennewick.

Not the Normal First-Time Homebuyer Nerves

Most first-time buyers start with a mix of excitement and anxiety. They’re making the biggest financial decision of their lives, often with no idea what the home buying process is like. They often have a lot of questions, which is great, and sometimes a few misconceptions, too — like thinking you need a 20% down payment. (You don’t.)

So that means I normally spend a lot of time early in the process just helping them feel settled and confident.

Timmary and Sam were different. They were calm, clear, and ready when we first started talking about buying a home. Part of that is just who they are. But I think the bigger part is that Timmary already knew exactly what working with me looked like.

A Relationship That Started with Mom and Dad

Timmary’s parents, Tricia and Dick, have been my clients since 2019. We’ve bought and sold together more than once. They’re also members of my Rockstar Rewards program, which means we’ve stayed connected long after closing, through client events and other exclusive perks. It’s the kind of ongoing relationship that goes well beyond a single transaction.

Timmary and her siblings have been part of that, too. So when she and Sam got married, settled back in the Tri-Cities, and decided it was time to buy, they knew who to call. (Hi, that’s me!)

We had years of context to start from. She’d heard her parents talk about the process, the Tri-Cities market, and what to expect. She’d seen what it looked like when things went well. When we talked during our search and later during the transaction, she already knew she and Sam could trust me.

The First House Was the Right House

Sam and Timmary knew what they wanted, where they wanted to be, and what they could afford. There was one house they were excited about, so they asked to see it first. We walked in, and everyone knew right away that this was the one.

They decided to look at a few others anyway, just to be thorough. So we toured three or four more homes that same day. There was nothing wrong with any of them, but none came close to the first home we saw. We went ahead and wrote the offer.

The home had been listed in October at $485,000. By the time we found it, it had come down to $455,000. So we made a full-price offer, but we asked for 3% in closing costs. The sellers accepted, and it went under contract on November 16th!!

The seller, by the way, was a longtime local real estate agent who was retiring and moving to Idaho. So the house had been well cared for and the transaction was handled professionally on both sides. It was one of those deals that just went the way it’s supposed to go.

What Trust Means for a Buyer

Whether it’s first-time buyers or not, my clients who feel most at ease are almost always the ones who came in through a referral from someone they’re close to. When a parent, sibling, or close friend says, “Cari is who helped me, and I trust her,” a lot of uncertainty goes away.

For Timmary and Sam, that trust had been built over six years. It came with the relationship her family and I had already invested in.

That’s what I hope for with every client I work with. Not just a smooth transaction, but a relationship that lasts long enough to matter to the next generation, too. It’s really special when I get the chance to help the children of clients I’ve helped before.
