The one thing I wish all first-time buyers knew would be that they are definitely pre-approved…period, end of story. That’s the most important thing.

A lot of buyers think that they can just, you know, they’d like to get a new house and so they go out looking for a new house. You have to know how much you can spend, and in fact, that’s something I would like all buyers to know is how much they can spend. That’s the most important key component.

If I meet with a buyer and immediately go out looking at houses without knowing how much they can spend, it’s a recipe for disappointment and frustration. And if it’s disappointment, it’s because you are thinking as a buyer, you’ve done the online calculator, so you’re like, I can spend this much. And you go out and we look at a couple homes in that price range, and then we find something you love. You then go to the bank to find out what you can buy, and you discover you can’t, that’s tremendously disappointing because you have fallen in love with this house that’s out of your range.

Also, you can be frustrated because if you are thinking you can only afford X, but you can actually afford Y and you’re not finding anything appealing in the X range, that’s because you should be looking in the Y range, which is where it’s really gonna matter, and you’re gonna find something that works for you. Otherwise, you’re just frustrated.
