It looks like we’re settling into a pretty standard Spring housing market here in the Tri-Cities. Home prices dropped a bit after almost setting a record last month, but sales and active listings are up almost across the board. Let’s dive into this month’s update.

Homes Sold

I’ll start with sales activity last month since it had the biggest change — a 12% gain over February’s sales. Go back a little further, and sales are up 42% since January.

Activity was up in every city we track except West Richland, which dropped from 22 sales to 20.

A year ago, we had 267 sales, so we were about 7% busier in March this year.

Days on Market

I normally don’t break this out, but it’s worth a separate mention this month.

As is normal for this time of year, sales are starting to happen more quickly. Our median days on market last month was 32, which is substantially faster than the 42 days on market we saw in February.

But it really depends on the price point. Homes that sold last month below $500,000 were only on the market for a median of 30 days, while homes that sold at $500K or higher spent a median of 51 days on market. So if you’re a homeowner or active seller in the upper side of the market, patience is still the name of the game.

Home Prices

After almost setting a record a month ago, prices have retreated just a bit. Our median price came in at $444,575 in March — just 1% below February and 2.5% higher than a year ago.

Kennewick home prices did set a record last month, but they also retreated a bit — down 2% to $435,000.

Active Listings (aka Inventory)

Last but not least, our inventory of homes for sale rose for the third straight month and stood at 1,074 when we did our snapshot on April 7. That’s 7% higher than last month, but 27% more homes for sale than we had a year ago.

One note to add: Pasco’s 251 active listings is the highest inventory there since we began tracking local data in 2018.

To sum up: The Tri-Cities real estate market seems very normal right now. We’re seeing reports from other parts of the country where some areas are seeing bidding wars and prices going up, while other areas are seeing prices drop as sales slow down. But for us, it’s business as usual right now. The market is doing what it normally does at this time of year.
