What You Need to Know: West Richland, Burbank, Benton City, Finley and Tri-City area Real Estate

West Richland, Washington, is the largest of the surrounding Tri-City area communities. Unlike west Pasco, which is a portion of the city of Pasco, or south Richland, which is a portion to the city of Richland, West Richland is a city unto itself; located (guess where?) to the west of the city of Richland. West Richland has its own city services, but piggybacks onto Richland's school district. This gives it some big-city advantages, but helps it maintain its small-town charm.

Benton City, Washington, is to the west of West Richland and near the tiny city of Kiona. Their schools are in the Kiona-Benton school district. Benton City is picturesquely set along the banks of the Yakima River. Another Realtor and I once joked that in order to create more of a tourist market for Benton City, and to increase civic pride, it should be renamed to Benton-on-the-Yakima. Surprisingly, the idea never caught on!

Finley, Washington, is to the east of Kennewick, and has a very eclectic mix of housing and manufacturing and large pieces of land, but it's somewhat detached from the Tri-Cities. However, it will soon be tied in more closely to the southern section of Kennewick by the addition of the new highway interchange which will create a bee-line onto Hwy. 395 from the outskirts of the city.

Burbank, Washington, is to the east of Pasco, and is in Walla Walla county. The city boasts McNary Dam and Lake Wallula. Again, you'll find a diverse mix of housing throughout the city.
